Roof tiles are continuously subjected to wind and rain erosion, temperature changes, ultraviolet radiation, and mechanical loads during long-term service. Their performance and appearance gradually deteriorate over time. A scientific maintenance system can effectively slow down the aging process, prevent structural damage and leakage risks, thereby extending the roof's lifespan and maintaining the overall safety and aesthetics of the building. Maintenance work should follow the principles of "prevention first, timely handling, and full record-keeping," forming a closed-loop management system from daily inspections to specialized repairs.

Daily inspections are the foundation of maintenance. It is recommended to conduct a comprehensive inspection at least twice a year, ideally before the rainy season and before winter. Inspections should cover the entire roof area, focusing on checking for visible damage such as cracks, missing corners, displacement, and peeling glaze; checking for loose or rusted fasteners; and inspecting vulnerable areas such as the ridge, eaves, corners, and gutter connections for damage. In areas with heavy rainfall or frequent typhoons, the frequency of inspections can be increased to promptly identify and eliminate potential hazards.

Maintaining a clean roof and ensuring proper drainage are crucial for preventing secondary damage. Accumulated leaves, mud, bird droppings, moss, and debris not only accelerate roof contamination and corrosion but can also clog gutters and downpipes, leading to localized water accumulation and leaks. Cleaning should ideally be concentrated in spring and autumn, with the frequency adjusted according to environmental conditions. Avoid using sharp tools to scrape the roof surface; soft brushes or low-pressure water jets are recommended to prevent damage to the protective layer or the expansion of micro-cracks.

Appropriate preventative protection measures should be taken for roofs operating under different climatic conditions. In frigid regions, the frost protection at the junction of the tiles and the subfloor should be checked before winter. If necessary, insulation or auxiliary drainage measures should be added to areas prone to frost heave. In areas with frequent strong winds, the reliability of the fixing at corners and windward sides should be carefully inspected; wind-resistant fasteners or reinforced connectors can be added. In areas with high temperatures and strong sunlight, attention should be paid to the color and surface condition of the tiles. If significant fading or embrittlement occurs, a standard reflective or protective coating can be applied under professional guidance to reduce the rate of thermal aging.

Damage should be categorized and addressed according to its severity. Minor damage can be partially replaced with the same or compatible material, provided the subfloor is deemed intact, ensuring the new tiles are consistent with the original tiles in terms of specifications, overlapping methods, and color. Moderate damage involving multiple tiles requiring continuity should result in the removal and replacement of the affected area. The subfloor should be checked for moisture or corrosion, and moisture-proofing and leveling treatments should be carried out if necessary. Severe damage or extensive aging requires complete renovation, with the selection of materials with superior weather resistance to meet future environmental challenges.

A complete record-keeping and evaluation mechanism should be established for the maintenance process. Each inspection, cleaning, repair, and replacement must be meticulously recorded, accompanied by photographic documentation, to create a traceable management log for analyzing damage patterns and optimizing maintenance cycles. After rectification, the effectiveness should be verified, such as through water spray tests or visual inspections, to ensure the problem is fundamentally resolved.

In general, roof tile maintenance is a long-term, systematic project. Only by organically combining regular inspections, cleaning and protection, damage management, and data management can the roof's functional integrity and structural safety be maintained to the maximum extent, providing a stable and durable protective barrier for the building.
